Price per m² by zone

Calculate what it costs in your zone
Pick the type, the zone and the area. The calculator multiplies the square meters by today's prices in that zone, shows you the typical range and takes you to the listings that fall within it.
These are asking prices, not closing prices. Small apartments tend to have a pricier m², and for houses the lot size matters too.

How much does a lot cost in Santa Cruz
For lots, the price is measured over the lot area. Today there are 1,361 lots for sale on casa.bo, with a median of US$70/m². A 10 × 20 lot (200 m²), at today's price per m² for lots up to 400 m², would cost about US$11,500; but the zone changes everything: the m² runs from US$70/m² in the East Zone to US$1,150/m² in Equipetrol.
Size matters as much as the zone: a small lot near downtown can cost more than a big one on the outskirts. Here's what's being asked today by lot size:

How to calculate the price per m²
Divide the price by the area. A lot at US$36,000 with 360 m² (12 × 30) works out to US$100 per m². An apartment at US$95,000 with 80 m², to about US$1,190 per m². That lets you compare properties of different sizes, but there are traps:
- Small apartments have a more expensive m²: the kitchen, the bathroom and the common areas weigh more over few square meters
- In pre-construction the m² is usually lower, because you pay up front and wait for delivery
- Terraces, balconies and parking spaces are counted differently from listing to listing: ask what the area includes
- In houses, the land counts too: two houses with the same built m² can sit on very different lots
- A listing in bolivianos and one in dollars can't be compared directly: for the medians, casa.bo converts at the market exchange rate
Always compare within the same zone and the same property type, and for apartments add the maintenance fees: a cheap m² with high fees can end up expensive. Every property page on casa.bo shows whether its price is above or below the median for its zone.
Why do other sources give different figures?
You'll come across other numbers for the m² in Santa Cruz, and it's not that one of them is wrong: they measure different things.
| What changes | Why it gives a different figure |
|---|---|
| New projects only | New buildings ask more per m² than the average. A Citrino report on 25 projects for sale put the apartment m² at US$2,229 in September 2025 (Economy). casa.bo counts every listing, new and resale |
| Asking price or closing price | Listings show what the owner is asking. The final sale is usually negotiated below that |
| Exchange rate | A price in bolivianos converted to dollars at the official rate or at the market rate gives very different figures. casa.bo uses the market rate |
| Which area | Usable, built, or including terraces and parking: the same property gives a different m² |
Is it the same as the cost of construction?
No. Plenty of people look up the price per m² to work out what it costs to build, but a listing's price includes the land, the finishes, the common areas and the seller's margin. Construction cost depends on the project and the materials: for that, get a quote from an architect or a construction company.
Where these numbers come from
casa.bo calculates everything from the day's active for-sale listings. It leaves out listings with no area and impossible figures, such as the area of a whole building entered as if it were an apartment's, and it uses the median, which a single very expensive listing doesn't move. A zone needs at least 3 listings to show its median. These are asking prices, not closing prices. More details in how we calculate the data.
