What it's like to live in La Guardia
Where it is
La Guardia lies southwest of Santa Cruz de la Sierra, on the old highway to Cochabamba. You get there along the doble vía a La Guardia, a dual carriageway that starts inside the city, between the South and West Zones, and runs to the town, about 20 km from Plaza 24 de Septiembre. El Torno lies beyond it.
Farther out, addresses are given by kilometer along the doble vía: km 9, km 12, km 13. Most listings are in developments on either side of that road, closer to the city than to the town.
Who it suits
It's chosen by families who want a house with a big yard without moving too far out, and by people buying a lot to build on. Being on the highway, it also has plots for retail and storage, and weekend country properties toward El Torno.
Services
Along the doble vía there are shops, schools and public transport into the city. In developments farther from the road, utilities change from one street to the next: ask about water, sewers and whether the street is paved.
Before you buy
Check that the development's plans are approved by the municipal government of La Guardia, and the ownership record (folio real) at Derechos Reales. If the lot faces the doble vía or sits near it, ask what land use it's zoned for: residential or commercial.
