What it's like to live in Warnes
Where it is
Warnes is the municipality next to Santa Cruz de la Sierra on its north side. The town is about 30 km from the main square, Plaza 24 de Septiembre, along the highway north toward Montero, and Viru Viru airport lies inside the municipality.
Most listings aren't in the town itself but in the south of the municipality, where the city has already spilled over the boundary: Satélite Norte, the neighborhoods along the highway north and the extension of Avenida Banzer. That's why many are advertised as «Zona Norte». On casa.bo each listing goes in the municipality where its map location falls.
Who it suits
It's chosen by families looking for their first lot, or a house with a yard for less than inside the city, and by people buying to build later or to invest. Near the highway there are also large plots and warehouses for retail, logistics and industry.
Services
Satélite Norte and the town of Warnes have their own shops, markets and schools. In newer developments, utilities arrive in stages: some neighborhoods have water, electricity and open streets, others are still waiting for sewers or paving. For work and a lot of paperwork, many residents commute into the city every day.
Before you buy
Ask which utilities reach the street, whether the development's plans are approved by the municipal government of Warnes, and check the ownership record (folio real) at Derechos Reales. Property taxes and building permits are handled in Warnes, not in Santa Cruz.
